- All LESSEE who live in the property, must respect the rules and conditions of the lease
- No holes in the walls without the LESSOR's authorization
- Walls and ceilings must retain their original paint finish. The tenant is responsible for
maintaining the original condition of all unpainted surfaces.
- No work or changes to the apartment.
- Move-in and Move-out costs shall be the responsibility of the tenant.
- Felt pads must be placed under furniture to prevent scratching floors
- LESSEE must notify the LESSOR of any damage caused to the apartment or building within a maximum
of 10 days. Any damage considered "urgent", such as water damage, fire, must be reported
immediately to the LESSOR.
- The LESSEE shall be responsible for any clogged drains (toilet, bath, sink, etc...) that may
occur in the apartment for the duration of the lease.
- The LESSEE shall be responsible for cleaning the bathroom fans and kitchen hood filters on a
regular basis.
- LESSEE shall be responsible to replace the air filters when needed.
- LESSEE shall be responsible to clean the lint trap of dryer on a regular basis.
- LESSEE shall be responsible to abide by the condo building rules.
- LESSEE will be responsible for the cost of replacing a lost or damaged key, fob or parking
remote.
*Prior to occupancy and for the entire period of the lease, the LESSEE shall provide the LESSOR a proof of tenant insurance,
including a liability insurance up to two million dollars ($2,000,000) a minimum of 48 hours before occupancy.
*The LESSEE must transfer the hydro account to their name and show proof to BROKER and LESSOR thereof
5 days before move-in, and a minimum of 48 hours before.
*LESSEE will be responsible for small repairs (under $250+tax), including for appliances, but when repairs are related to
the malfunction of the appliance and they need replacing, the LESSOR is responsible for replacement.
